Legal issues such as Rights of Light or Party Wall can enter the mix, making the process a little more drawn out than you may have originally envisaged. Conservatories

edwardian-white-conservatory-glazingConservatories are regarded in the same vein as any extension or home addition. As a conservatory is considered a permitted development, it won’t typically need planning permission, providing that certain conditions are met.

For example, conservatories:

  • Have to be single storey.
  • Can have a maximum height of four metres.
  • Must be constructed in a similar appearance to the property’s exterior.

Listed buildings

If you’re fortunate enough to live or work in a listed building, you will need listed building consent for any notable glazing works. This applies both internally and externally.

Building regulations, post 2002

Since 1 April 2002, certain standards have to be met when a window or door is replaced. These building regulations apply to factors such as thermal performance, ventilation and fire safety.

What you don’t need planning permission for:

  • Repairs
  • Maintenance
  • New roof lights or skylights
  • Minor improvements (e.g. repainting window and door frames)
  • Replacement windows and doors that are similar in appearance to pre-existing products

As with many things, there are exceptions. For example, a bay window will be treated as an extension, and therefore may need planning permission. Also, a skylight that protrudes more than 150mm beyond the plane of the roof slope may also need an application submitted.
